Part
1: Obtaining a lot
Either buyer/s supplies lot or purchases lot separately from Celebrity
Homes LLC. It will be considered a separate sale if buyer/s buys lot
from Celebrity Homes LLC.
Part
2: Designing the floor plan and elevation
This process usually takes 30-40 days. Buyer/s will meet with the builder
to discuss designing phases. The plans will then go to the city for
approval, which takes approximately 6-8 weeks. Times can differ depending
on homeowner changes. Design fees cost roughly $5 a sq. ft. depending
on the depth of the designing it will take.

3: Obtaining a Construction Loan
The construction loan can be started while the plans are in the city.
Celebrity Homes does have relationships with banks, lenders, and title
companies. We are always willing to work the buyers own though. Buyer/s
will meet with the Builder to go over pricing for each piece of work
done on their new home. They will be given a cost breakdown to see
what the costs are going to be for each part of the building process.
Buyer/s will be given a Residential Building Agreement, in which they
sign and that will go to the title company and bank for closing. We
work on a cost plus basis. Our builder fees are 15% of the total costs
to build your home.
Part
4: Designing the Interior Features/Exterior Features
Buyer/s will meet with the builder to discuss the products going into
their new homes. For example, this is the process where they will be
picking out tile, granite, cabinets, paint colors, exterior stone,
interior stone, etc. The homeowner can work with the builder on these
choices or the builder can connect you with an interior designer. The
colorizing process is not all done at one time, but in stages. The
time to build the home depends on the efficiency on these decisions
as well as how many changes are made.
Part
5: Final Walk Thru
Buyer/s home is finished and they are ready to do a final walk thru
on their new home with the builder or a representative. During this
time the homeowner does a complete punch out in which the items will
be addressed within 30 days. They will have a final one year punch
at the end of on year. We
have found that our process on our build to suit program works very
well for both the client and the builder. Our intentions are to help
and assist you through the entire process and choosing the most unique
design for your custom home.
